Applications for a rental property
Once you have located a property that you would like to rent, you will need to complete a rental application form (download at top right of this page) and ensure you include all the details of all those to be listed on the lease. You must provide information that is current and up to date, as all applications will go through a thorough check, prior to any formal approval. To ensure you receive an answer on your application as quickly as possible, include all required supporting documentation, sign each section of the application and provide business contact numbers for landlords/agents.

Holding Deposit
One weeks rent can be paid if you would like to pay a deposit to hold a property whilst your application is being processed. Please note that should you withdraw your application, one days rent will be withheld for each day the property was held for you.  If your application is approved, the deposit will go towards the first rental payment. If your application is denied, your deposit will be refunded in full.

Bond
All rental properties carry a rental bond and is normal practice for all residential rental agreements. The standard bond is currently four weeks rent. This bond must be paid in advance by bank cheque or money order only and is held in trust until the rental agreement has come to its conclusion. The property manager will then conduct a final inspection to ensure all is in a satisfactory state with no damage. The bond money will then be refunded if all is checked and in order.

Rental Payments
PRDnationwide offers a few convenient methods to pay your rent. It is the tenants responsibility to pay rent in advance. Should a tenant fall behind in rent payments and are unable to pay their rent by the due date, they are required to immediately contact their property manager. We must all remember that our landlords also have financial commitments to meet and they rely on rent being paid in advance and on time.

Repairs
Should your rental property suffer any damage or require repairs you must contact our office in writing. For all general repairs email your Property Manager at Ramsgate Beach or Bexley North and we will make appropriate arrangements. Repairs should only be instigated by a tenant if a genuine emergency problem occurs outside of office hours. Routine Inspections
Our property managers will carry out periodic inspections on the property to ensure that the condition of the property and to advise the landlord of any necessary repairs or maintenance requirements. We will provide all tenants with written notice on all occasions).

Breaking your rental agreement
Should you break your rental agreement, as part of your lease agreement you must pay rent until the property is relet to a suitable tenant or until the end of the rental agreement, whichever is sooner. Other costs associated with breaking your lease are normally equal to the first weeks rent or as otherwise agreed plus any advertising costs that may be incurred during the process of re-letting the property.

Notice to vacate
When you finally decide that you wish to terminate your rental agreement, you must send the property manager a written notice two weeks prior to the end of your rental agreement (this notice can be given up to and including the last day of the fixed term of the tenancy agreement or three weeks written notice is required if your tenancy agreement has expired.

Contents Insurance
It is the tenants responsibility to insure your own contents. We strongly recommend that you take out contents insurance to protect against burglary and theft.
